Here is a list of common questions we get about our rebate program.
Are rebates legal in Texas?
Absolutely. Rebates are legal in all but nine states and Texas is on the approved list.
Does the purchase price go up if I have a Real Estate Agent representing me or if I get a Rebate?
No, it does not. The Builder’s advertised sales price is the same regardless if an agent is representing you or not.
Do I need a Real Estate Agent to buy a New Home?
No. Buyers can work directly with the Sales people at the New Home communities but the Rebate comes from our Buyer Agent commissions. If you don’t have us representing you we can’t issue a Rebate. Also, keep in mind that the Sales people work for the Builder. They are good people but in the end, they must make sure their employer gets the best deal, not necessarily you. As your Buyers Agent, we have a Fiduciary responsibility in making sure YOU get the best deal possible. Having an Agent represent you is the best way to go and it costs you nothing!
Does our Rebate interfere with any Builder Incentives?
The short answer is no, but if you are financing the purchase of your home, your lender may have stipulations on how much concessions you can receive from interested parties such as the Builder or Real Estate Agents. Check with your lending institution as to what your limits may be. As of February 2024, contributions can vary from 3% to 9% depending on the type of financing you are getting.
How can I use the Rebate?
You can use the Rebate to cover any cost related to the purchase of your home such as:
- Lower the interest rate on your mortgage
- Pay closing costs
- Lot Premiums
- Upgrades
- Appliances
- Window Treatments
- Moving and Relocation expenses
- Get cash back at closing (if you are paying cash for the house)
I’m already working with an Agent. Can I still get the Rebate?
No. Each Agent determines what he/she will do with their commission. Most agents do not offer Rebates, which is understandable, so unless they offer a Rebate upfront, you won’t get one. The only time we can work with you is if you haven’t signed a Buyers Representation Agreement with any other Agent. Also, we can’t help you if you’ve already signed a contract with a Builder. If that contract were to fall through we can then jump in and assist you on the next property and give you the Rebate.
Are there limits to what I can buy or where?
We work with ANY Builder, for ANY Price, in ANY City in Texas so long as they pay a Buyers Agent Commission. Check with us for a list of Builders in your area.
I want my Rebate. What do I do first?
Fantastic! Just fill out our Contact Form and we will email you our Welcome Package which includes our Representation Agreement, Rebate Card, and a few state-required disclosures. Once we get them back you can start your home-buying journey. Your Rebate is guaranteed in writing and will also be on your sales contract with the Builder.
